What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they move around the property, they note the layout of the rooms and other features, like closets, patios, and pantries. They might draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Tax records frequently reflect incorrect square footage because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually own!
